Read a listing and request due-diligence access

A listing page shows the site’s leads, rankings, traffic, renter, price and what is included. Some figures are verified by Xagio and some are reported by the seller. The page labels which is which.

Performance shows the last 12 months of leads, split into calls and form leads, with Avg leads / mo, Calls / mo, Form leads / mo and Revenue / mo.

A listing with Verified lead data gets its call and form leads from the seller’s tracking tools (call tracking and form plugins), sent straight to Xagio. The seller cannot type those numbers in. The badge needs at least 3 of the last 12 months of this data. Xagio also computes two rates:

  • Qualified call: longer than 60 seconds.
  • Qualified form: a valid phone number, no spam-trap hit, and not a repeat from the same phone or e-mail within 24 hours.

If the listing says Seller reported · not yet verified, the seller entered the numbers by hand.

Rankings lists keywords with Location, Position, Searches / mo and the date checked. Rows marked Xagio come from Xagio Rank Tracker and refresh nightly. Other rows are seller reported, with a screenshot or tracker link as proof, or marked seller reported, no proof.

  • Asset: domain, Domain age (from the domain registry), Site age, Platform, Geo coverage, and Moz link data when available.
  • Organic traffic: API verified when the seller connected Google Analytics 4 or Search Console (average of the last 3 full months, plus a 12-month chart). Otherwise it is seller reported.
  • Current renter: tenancy, payment consistency, renewal history, remaining term and churn risk. Renter details are always Seller reported · unverified.

The deal shows the Asking price, a valuation line based on completed sales, what is Included and Not included, and the Reason for selling. Items under Not included are not part of the handover.

Some sellers hide the domain. You see Website hidden by the seller and a blurred screenshot. Proof files are also hidden until you have access.

  1. Sign in.
  2. In Due diligence, write a short message to the seller and click Request access.
  3. The seller approves or declines. You get an e-mail either way.

Once approved, the page shows Access granted. You can see the domain, the full screenshot and the proof files, and click Download the pack (.zip). The pack has the listing fields, the 12-month lead series, every call and form event received (phone numbers masked), rankings, monthly traffic and all proof files.

The seller can revoke access at any time, which also stops proof-file links you saved.

  • “The seller declined recently…” After a decline you can ask again after 7 days. Message the seller first if you want to explain.
  • “Your request is waiting for the seller.” You already asked. Wait for the seller’s answer.
  • “This listing is not open to requests.” Requests are only possible on live listings.
  • “You need approved due-diligence access to download the pack.” The seller has not approved you, or revoked access.
