Create a listing

A listing takes about 15 minutes: the site’s details, 12 months of leads, rankings with proof, and what is included in the sale. The editor saves as you go, and you can keep a listing as a draft until it is ready.

Before you start

You can create drafts right away. To publish, you also need payouts set up. See Set up payouts.
Have your lead counts for the last 12 months, ranking screenshots or a rank tracker, and traffic screenshots ready.

Start a listing

From scratch: open My listings and click + New listing.

From one of your Xagio sites:

Open My listings and click List a Xagio site.
The list shows sites from your Xagio account: sites connected with the plugin, sites on Xagio Hosting, and sites in Rank Tracker.
Pick a site. A draft opens with the website, title, description, country, screenshot and up to 20 ranked Rank Tracker keywords filled in. Those keywords are shown to buyers as Xagio verified.

If the site is already listed, its existing draft opens instead.

Asset identity

Listing title: up to 160 characters, for example “Dallas Roof Repair Lead Site”.
Niche: pick from the list. If yours is missing, pick Other and name it in Service type.
Service type: what the site sells, for example “Residential roof repair & replacement”.
Where the leads come from: One city / metro, A state or region or Nationwide. Then fill in Country, State / region, City and an optional Coverage area.
Website: required. The domain is hidden from the public unless you tick Show the domain publicly. Buyers with a hidden domain see a blurred screenshot until you approve their access request.
Domain age, Site age (live with content) and Platform.

The screenshot is taken automatically when you enter the website and refreshed every 30 days. You can also:

click Capture now (or Retake now),
click Upload your own or drag an image onto the preview,
paste a link to an image or a page and click Grab.

While your own image is in use, automatic refreshes pause. Click Switch back to automatic to undo that.

Performance and renter

Monthly revenue and How it’s generated (for example “Flat rent $1,200/mo, month-to-month”).
Organic sessions / month and Traffic figure from. Connect Google to have traffic verified. See Verify leads, traffic and rankings.
Current renter: tick The site currently has a paying renter, then fill in tenancy length, Payment consistency, Renewal history, remaining term and Churn risk, your honest view. Buyers always see renter details as seller reported.

Asset quality

The domain’s registration date is looked up from the domain registry when you enter the website. Moz link data (Domain Authority, linking root domains, Spam Score) shows when available. You can add a Backlink note and your AI Overview / AI citation presence, with its source and the queries you checked.

The deal

Asking price: at least $100. Sites above $10,000 have no checkout; buyers contact the Xagio team instead.
Valuation basis, for example “12x monthly rent”.
What’s included, What’s not included and Reason for selling. Anything under What’s not included is not part of the handover.
Description.

Click Save changes.

The sidebar shows Your net at asking price (price, success fee, card processing estimate and what you receive) and a Valuation check: a suggested range based on completed sales in your niche, by multiple of monthly revenue and price per monthly lead. It is guidance, not a rule.

Leads, last 12 months

Enter Forms and Calls for each month and click Save leads. You need at least 3 months to submit. Months filled by your tracking tools show in green and replace what you typed.

Rankings with dated proof

Import from Xagio: pull keywords from Rank Tracker. See Verify leads, traffic and rankings.
Manual entries: keyword, location, position, the date you checked, and a tracker link or screenshot. Click + Add keyword, then Save rankings. Buyers see these as seller reported.

Proof files

Upload ranking screenshots, GA4 or Search Console screenshots and call logs. Pick the type (Ranking screenshot, Traffic (GA4 / GSC) screenshot, Call log, Site screenshot or Other) and click Upload. PNG, JPG, WebP or PDF, up to 8 MB each, up to 30 files per listing. Proof files of a hidden-domain listing are only shown to buyers you approve.

Troubleshooting

“Please fix the highlighted fields.” Correct the fields marked in red.
“That site is not in your Xagio account.” You can only list sites from the Xagio account you are signed in with.
“Enter and save the website first.” Save a website before looking up domain facts or taking a screenshot.
“This listing can no longer be edited.” The listing has a sale in progress or has sold.
